Task
Listing descriptions — why she thinks the AI-written ones fail.
Tool
ChatGPT, as used by other agents. She argues against using it for this.
What they said

The agent asks others to stop using ChatGPT for "flowery, adjective-written" listing descriptions. As a buyer, she opens a listing and has to read to the bottom to find out it has a new HVAC or new windows, and often cannot find the lot size at all. Her point: on a phone, Zillow shows only the first few lines of the description under the first photo, so those lines must carry a hook and the hard facts, not "welcome to your southern charm." She adds that most people viewing her market's listings are from out of state and do not know local place names. She wants the first two sentences to say what the home is and how it compares to the rest of the neighbourhood.

Result

No number. She says she had listings sit for 24 months in the last downturn, and that the copy had to work much harder then. She says Zillow data shows you have about five seconds of a buyer's attention.

These are her claims; not verified.
Where it goes wrong
Generic AI drafts bury the facts buyers scan for (systems, lot size, how the home compares) below the fold on Zillow.
Conflict of interest
None found. (She also appears on our social-media content list with a positive case about ChatGPT and MLS data.)

The agent copies all the property information from a Zillow page, pastes it into ChatGPT and types "Write an MLS description for this house." If the first draft is too basic the agent clicks "regenerate response" and takes the second one.

The agent took real photos of the kitchen and backyard from one of his own recent listings and asked ChatGPT to "improve" them, then to go further.
